The initial pro forma financial projections are assumed to commence in January 2016

The assumed staffing and other operational costs for the Retreat Center are based current Providence Villa operations (to the extent they are known on a pre-due diligence basis) and the historical costs at other retreat centers based on publicly available Form 990s as well as Living Water Retreat Center information provided by NSC member Bill Marcotte who was the Executive Director and Lumen Christi Retreat Center by NSC member Bishop Sam Jacobs.

The analysis assumes a $1.3 million purchase price, standard closing costs, a 25% down-payment and bank financing with a 25 year amortizing loan with an interest rate of 5%. A greater down-payment will increase the profitability of the operations.

The pro forma financial projections do not reflect the headquarters relocation and assume a partial vacancy throughout the year.
